Essen/Munich, 21st March 2019: Tectareal and Wealthcap form strategic partnership

A strategic partnership starting on 1 May 2019 will see Essen-based Tectareal Property Management GmbH join forces with Munich company Wealthcap.

 

Wealthcap, one of the largest asset managers in Germany, has decided to outsource its property management to two external service providers. Tectareal has been awarded one of these contracts and will manage Wealthcap’s south-east portfolio, which is comprised of 22 properties. The company will also manage a special portfolio of 79 properties distributed across Germany.

 

Among the most prominent Wealthcap properties managed by Tectareal are the Ten Towers complex and the Central Bus Station in Munich (ZOB). A total rental floor space of more than 1.25 million sqm will pass into the professional care of Tectareal.

Essen, 18th December 2018: Tectareal Premium Takes Over Property Management for RLI Logistics Fund – Germany I

Tectareal Premium GmbH, Essen, Germany, has been awarded the contract for the commercial and technical property management of the "RLI Logistics Fund – Germany I" by RLI Investors GmbH, one of the leading independent asset and fund managers and specialists for real estate logistics in Germany.

The portfolio comprises 18 logistics properties in various locations throughout Germany with a total rental space of approximately 474,000 sqm (more than 5.1 million sq. ft.). Tectareal is managing the mandate from its Munich office, using it as the central office to integrate the operational teams of the other branches.

Munich, 09/18/2018: Change in Management of Tectareal Property Management GmbH

On the 30th of September 2018, Mario Liebermann will hand over the baton to Gertrud Wesemeyer and Roland Lass to manage the company. Both have been long-standing members of the Tectareal executive branch.

After three successful years leading Tectareal, Mario Liebermann now intends to devote himself more to his other entrepreneurial commitments by taking on various advisory positions in the real estate industry. After securing important large-scale clients and successfully completing organisational measures, this is the perfect time for a change of management.

The new leadership of Tectareal will now increasingly focus on developing the property management competences of the company. Gertrud Wesemeyer and Roland Lass both have extensive property management expertise and leadership experience. Ms Wesemeyer will devote most of her attention to commercial aspects and Mr Lass will take on the technical issues. Mario Liebermann will continue to support the company as a co-shareholder of Tectareal Management Holding.

We thank Mario Liebermann for his commitment and successfully implementing an important phase for Tectareal, and we wish Gertrud Wesemeyer and Roland Lass good luck in their new endeavours.

Essen, 17th April 2018: Tectareal manages Cologne Zollstock Arkaden

Tectareal Property Management GmbH, headquartered in Essen, took over commercial and technical property management of Cologne's Zollstock Arkaden effective 1 February 2018.


The Zollstock Arkaden is the local supplier for Zollstock and the surrounding areas. Built in 1991, the compact shopping arcade with a total floor space of around 15,000 square metres features everything one could need for everyday life. A total of 5,700 square metres are available for retail, as well as approx. 3,500 square metres for office space. Tectareal is also responsible for leasing 77 apartments and 246 parking spaces here.


Gertrud Wesemeyer, member of Tectareal management, places a focus on special requirements for property management: “We are pleased to be able to bring our expertise in the retail segment to the table for this mixed leasing clientele.”

Essen, 22nd March 2018: European real estate funds managed by Blackstone have appointed Tectareal Property Management with the property management of a 31 properties portfolio

European real estate funds managed by Blackstone have appointed Tectareal Property Management GmbH with the commercial and technical property management of a sub-portfolio following the OFFICEFIRST transaction beginning of 2017.

The order comprises 31 properties in Frankfurt and Munich with a total rental area of 612,000 square meters. After successful completion of the start-up-phase, the order was formally transferred to Tectareal Property Management on January 1 2018.

Essen, 11th September 2017: Closed-End Real Estate Investment Funds Award Mandate to Tectareal

On 01/08/2017, two of the closed-end real estate investment funds managed by Deutsche Asset Management International GmbH renewed the assignment of properties to Tectareal Property Management for the purpose of comprehensive asset and property management.

 

In doing so, the focus was, on the one hand, successful continuation of the property management services hitherto provided and hence continuity of the operative contact persons and, on the other hand, the opportunity to realize further synergies by optimizing the interfaces and thus bringing together asset and property management services.

Essen, 05th December 2016: Promising Investments Growth field for nursing homes - A market with different rules

Germans are getting older and this goes hand in hand with the continually growing demand for care facilities. The extreme dynamics in the field of the "nursing homes" asset class can be illustrated using some figures. In 2016 alone, more than € 2 billion have already been transacted for nursing homes to date. By 2030, an additional up to 300,000 nursing places will be needed. Tectareal Property Management GmbH, Essen, has significantly increased the customer satisfaction of its customers: In the Bell Property Management Report 2016, the company improved from a rank of 5th in the segment of service provider in the office sector/large companies to a rank of 2nd. In addition, in the Bell Report Tectareal is said to be the best-known German property manager.

The company had changed its organization in main core areas: Project managers from the management team with overall responsibility are now responsible for larger mandates and have access to all necessary resources. Essen, 05th September 2016: Tectareal is taking over the property management for a special real estate fund of Ellwanger & Geiger

The firm Tectareal Property Management GmbH of Essen has received the contract from Ellwanger & Geiger Funds and Asset Management for the property management of various items of real estate that have been incorporated into a special fund.

"We are looking forward to the future cooperation in this new partnership," explains Gertrud Wesemeyer, a Member of the Executive Board at Tectareal Property Management GmbH.

As the CEO of Tectareal, Mario Liebermann considers this to be confirmation of the establishment of the company after its successfully completed repositioning on the market: "The very good position in the Bell Management Study, which is highly appreciated by the real estate market, speaks for the quality of the services we provide, which we now want to demonstrate to this renowned market participant.”

The portfolio currently comprises five properties at various locations with a rentable area of 22,000 square meters and 2,400 parking spaces.

Munich, 23rd June 2016: Tectareal adds Jens Freudenberg to their management team

Tectareal Property Management GmbH, Essen, is expanding their executive staff: On 1 June 2016, Jens Freudenberg was appointed membership in the executive board. He will also assume leadership of sales and the south location in Munich. This rounds out Tectareal’s management team, which consists of already existing members Gertrud Wesemeyer, Uwe Becker and Klaus Wagner, under the leadership of managing director Mario Liebermann.

“We’re excited that with Jens Freudenberg we were able to gain a proven sales expert for our firm”, Mario Liebermann commented regarding the change in personnel.

Jens Freudenberg comes from Hannover Leasing Investment GmbH, where he had been employed since 2009. He was responsible there for implementing sales and marketing strategies as the division leader for equity distribution. The banker and graduate economist began his career in sales in 1994 at the real estate subsidiary of the Landesbank Berlin in selling structured profit-sharing schemes. There he was responsible for supervising distribution partners, becoming branch manager in 1998. In 2001, he switched to DB Real Estate (later RREEF) in Eschborn as sales director. In 2006, he and a team from DB Real Estate (RREEF) founded Cologne Fonds Management GmbH in Cologne.

Munich, 21st June 2016: Tectareal is taking over the property management for an 8,700-square-meter office building in Munich

Tectareal Property Management GmbH, Essen, has been awarded the property management contract for the office building Aidenbachstraße 54-56 in Munich by Cornerstone Real Estate Advisers GmbH (Cornerstone Deutschland). Cornerstone Deutschland recently acquired the property.

“We are already working in Munich for Cornerstone, and our experienced team will now also be responsible for property management on Aidenbachstraße”, explains Gertrud Wesemeyer, Tectareal Property Management GmbH. “We’re really excited about this additional contract. It’s a testament to good collaboration”.

The 5-story building is located in Munich’s Obersendling district. It was built in 2002 and contains approximately 8,700 square meters of office space. Users include an American producer of CAD Software and a film marketing company. The leasing quota is actually around 90 percent at the moment.

Essen, 28th September 2015: Girls'/Boys' Day: Students Guests at Tectareal

In 2016, Tectareal Property Management GmbH, Essen, takes part in the nationwide career orientation project "Girls'/Boys' Day" for the first time:
On April 28, five students from the 8th grade of the Maria-Wächtler secondary school in south Essen will visit the Essen location of the medium-sized company. For one day, they will learn more about what the working life of real estate businesspeople looks like.

 

"With us the young people learn a great deal about the occupation and industry and they should also help to solve a small task themselves. We are pleased to show students how exciting and varied our work is. It would be nice if we could arouse interest in vocational training in the real estate industry in some of the students," says Karl-Hans Marx, site manager of Tectareal Essen. He will accompany the guests throughout the day together with colleagues.

 

The Girls' Day - Girls' Future Day is the largest career orientation project for girl students worldwide. Since the start of the campaign in 2001, around 1.5 million girls have participated. There has also been the Boys' Day - Boys' Future Day since 2011. More than 164,000 have taken part in the nationally occurring day of action since then. The project is funded by the Federal Ministry of Family Affairs, Senior Citizens, Women and Youth.

Essen, 24th September 2015: Mario Liebermann new General Manager at Tectareal

As of October 1, 2015 Mario Liebermann takes over the company management of Tectareal Property Management GmbH in Essen. He follows Dr Ralf Lehmann, who has led the company responsibly over the course of the last five years and supports the leadership change that is now taking place.

Mario Liebermann (52) has held managerial positions within the real estate industry for the last 20 years. Furthermore, over the last 9 years he has been responsible as a shareholder of Cologne Fonds Management GmbH for the asset management of a German nursing home portfolio. Most recently he was responsible for fund management as a General Manager within the Bilfinger Group.

After the successful spin-off of Tectareal Property Management from the Hochtief Group, the development of the customer and service portfolio is now to the fore. Mario Liebermann: "I am looking forward to the new challenge, and with my experience on the customer side I will be providing the necessary stimuli to further expand the company´s position as a professional, mid-sized real estate service provider in the market."

Besides the takeover of the management function, Mario Liebermann will also be joining Tectareal as a shareholder, thereby providing a clear indication of his intention to work over the long term for the company, as well as the future prospects which he sees for it.

With the appointment of Mario Liebermann, Tectareal is vigorously pursuing the implementation of its corporate objectives, which aim at quality leadership in property management with "Real Quality for Real Estate". Together with the affiliate company Käuffer, Tectareal will in particular expand its technical competence within the field of property management.

Essen, 20th August 2015: Tectareal is the new property manager for the German-based real estate portfolios of the Canadian Dream Global REIT consortium

An affiliate of the Canadian Dream Global REIT has commissioned Tectareal Property Management GmbH, Essen with the property management of about 200 properties throughout Germany for a period of five years. The diverse portfolios consist of commercial property of a varying structure which are used by the Deutsche Post in the majority of cases. The objects are predominantly located in German medium-level centers and have a total surface area of approx. 800,000 square meters.

Anne Braun, managing director of Dream Global Advisors Germany GmbH, explained the decision for selecting the service provider: "The pragmatic concept, in combination with the profound technical know-how of Tectareal was one of the key arguments for the commissioning." Essen, 07th July 2015 Tectareal takes over property management for Bülow Tower in Stuttgart and Dock 47 in Hamburg

Tectareal Property Management GmbH, Essen, is now responsible for the property management of the Bülow Tower in Stuttgart as well as the office building Dock 47 in Hamburg-Altona. The company has been commissioned by Deutsche Asset & Wealth Management.

 

The Bülow Tower is located in the city district of Stuttgart-North. The area is more than 13,800 square meters and is almost fully leased. The underground garage has 243 parking spaces. The building was extensively renovated in the years 2012/2013. In the process, the building was energetically optimized so that it was awarded with the LEED certification level of gold.

 

The building Dock 47, which was built in 2003/2004, is located at the outskirts of the Hamburg city center and offers a direct view of the Elbe. The roughly 3,500 square meter large office space and nearly 490 square meters of adjacent areas are fully leased. An underground garage with 50 parking spaces completes the building and therefore offers the desired usage comfort, despite the central location.

Berlin, 10th April 2015 - Management contract for residential and commercial building in a prime location in Berlin's Charlottenburg

Starting 1 April 2015, Tectareal Property Management GmbH, Essen is taking over the property management with its Berlin branch for a residential and commercial building in Berlin's Charlottenburg district and therefore in one of the best locations in Berlin. The client is Quantum Immobilien Kapitalverwaltungsgesellschaft mbH, acting on behalf of one of its managed individual funds.


The total rentable area of the building on Wilmersdorfer Street is around 5,350 square meters. The renters of the fully leased, almost 2,900 square meters commercial space are a large drugstore and a designer product store. There are also 15 apartments with a total area of around 980 square meters, 360 square meters of storage space and 1,130 square meters of office space, which are also fully leased. The building was built in 2002 and modernized in large parts in the years 2013 and 2014.

Berlin, 01st April 2015 - Takeover of the Property Management for the "Deutsche Bank Campus"

Tectareal Property Management GmbH, Essen has received the contract from Deutsche Asset and Wealth Management for the property management of the "Deutsche Bank Campus" in Berlin-Charlottenburg for the existing office building at Ernst-Reuter-Platz.


The entire rentable area is around 13,500 square meters, 12,000 square meters of which is office space and 1,500 square meters of which are storage areas. The spaces are fully rented. The size of the property is 7,785 square meters. The 14-story "Deutsche Bank Campus" was built in 1967 and modernized in the years 2005, 2008 and 2014. The highly technically optimized condition was awarded gold by a LEED certification. An addition is currently being added to the building, which should be completed next year.


Tectareal has already been managing properties on behalf of Deutsche Asset and Wealth Management since 2007.

Essen, 18.07.2014 - HOCHTIEF schließt Verkauf des Property Managements ab

Die HOCHTIEF AG, Essen, hat den Verkauf ihrer Tochtergesellschaften HOCHTIEF Property Management GmbH und HOCHTIEF Asset Services GmbH an die vincitag AG, München abgeschlossen. Für HOCHTIEF ist die Veräußerung ein weiterer konsequenter Schritt im Rahmen der Strategie, sich auf das Kerngeschäft Bauen zu konzentrieren und nicht mehr zum Kerngeschäft zählende Geschäftsteile zu verkaufen. Die Transaktion folgt dem bereits zuvor vollzogenen Verkauf des HOCHTIEF-Anteils am Real Estate Unternehmen aurelis. Über weitere vertragliche Details wurde Stillschweigen vereinbart.

Essen, 03.03.2014 - HOCHTIEF Property Management und Deutsche Asset & Wealth Management erweitern ihre Zusammenarbeit

Property Controlling Ausland konzentriert sich auf das Daten- und Faktenmanagement für im Ausland gelegen Immobilien
HOCHTIEF Property Management hat zum 1. Januar 2014 für die Deutsche Asset & Wealth Management (DeAWM) auch Aufgaben für im Ausland gelegene Immobilien übernommen. Unter der Bezeichnung Property Controlling Ausland konzentriert sich HOCHTIEF Property Management auf das Zahlen- und Datenmanagement für die im Ausland gelegenen Immobilien der institutionellen Anleger. Für DeAWM geht es hierbei insbesondere um die Qualitätssicherung der Finanz- und Immobiliendaten des betreuten Immobilienportfolios. Diese Daten sind ein wichtiger Steuerungshebel für die Institutionellen Kunden. Zu den Aufgaben der HOCHTIEF Property Management gehören die Pflege der EDV-Plattformen, z.B. SAP, ebenso wie das Nachhalten der Daten- und Faktenlieferung der ausländischen Property Manager. Bei Unstimmigkeiten erfolgt eine direkte Abstimmung zwischen der HOCHTIEF Property Management und dem ausländischen Property Manager. In der Zusammenarbeit sind insbesondere die Sensibilität für die Besonderheiten der ausländischen Märkte und das Vermitteln der Anforderungen an das für eine Kapitalanlagegesellschaft wichtige Reporting entscheidende Erfolgsfaktoren.
